What should I expect in my home inspection?

During your home inspection, we do an in-depth visual examination to evaluate the significant structure and operation of the home components.  

We prefer to meet with you at the home, so you can follow the inspector and discuss findings and equipment operations during the inspection.  A full in-depth written report complete with digital photos will be sent to you electronically, generally within 24-48 hours following the inspection.

 

If for any reason, you cannot be at the house during the inspection process, we schedule a phone or virtual meeting to discuss the report after you have had time to review it and allow you to ask questions.

1) What does the inspection cover?

    We visually Inspect the following:

  • Roofs, chimneys, and flashing

  • Exterior siding and trim

  • Exterior grades 

  • Walkways and driveways

  • Porches, exterior stairs, and decks

  • Windows and doors

  • Heating and air conditioner systems 

  • Plumbing, including wastewater and drains

  • Fuel tanks and related equipment 

  • Flooring and interior walls

  • Window and interior doors

  • Baths and Kitchens

  • Electrical components 

  • Basements and foundations

  • Structural framing

  • Garage slabs, automatic openers, and doors

2) How long will the inspection take?

It varies a little based on the age and condition of the home.  For most homes, an inspection takes between two and three hours. 

3) What do you take for payment?                

Payment is due at the time of the inspection.  We accept personal checks, bank checks, and cash payments.  We can process credit card payments with a 5% service charge.  

4) Do you require a signed agreement? 

Vermont Property Inspection rules require licensed inspectors to obtain a signed Inspection Agreement before inspecting a property.  Generally, the agreement is emailed before the inspection.  The contract may be signed and returned electronically, or a hard copy may be signed at the house. 

5) When should I expect the written report? 

In most cases, your written report will be emailed within 24-48 hours following the inspection.
